There are a few different types of EPC however; by far the most common ones are commercial properties (known as CEPCs) and domestic ones for existing buildings (known as RdSAP EPCs or just EPC).
An RdSAP EPCs calculate the energy efficiency of a property and then grades it on an A - G scale. The full document will also provide estimated running costs, suggested improvements and the potential running costs should the recommendations be carried out.
An EPC is needed for any property that is going to be offered for sale or rent and is currently valid for 10 years.
In order to carry out an EPC, our energy assessor will visit the property and carry out a number of tasks. These will include measuring the property, looking at the boiler, assessing how the water is heated, checking loft, wall and floor insulation as well as secondary heating such as fireplaces and how the property is lit.
